Applying & Rental Qualifications
This section covers everything prospective tenants need to know before applying for a property. It includes information about the application process, qualification standards, screening procedures, and what applicants can expect when submitting an application with our team.
How do I apply for a rental property?
To apply, visit our website and click on the “For Rent” tab. Select the property you’re interested in, then click “Apply Now.” Applications are $35 each, good for 3mo and across ALL properties. The application will guide you through each step and let you upload all required documents directly online.
What are your rental requirements?
To qualify for one of our rentals, applicants must meet the following criteria:
No evictions within the past 4 years
No criminal history within the past 4 years, including incarceration
Verifiable income of at least 3x the monthly rent
Minimum credit score of 575
Each application is reviewed carefully, and previous rental history is taken into consideration.
How long does the application process take?
Applications typically take 3–5 business days to process once all required information is submitted.
To help us process your application as quickly as possible:
Please provide accurate contact information for previous landlords
Upload full PDF paystubs (not screenshots) showing at least 60 days of income history
Bank statements cannot be accepted as proof of income
All applicants are also required to complete a profile at brg.petscreening.com. Even if you do not have a pet, you will simply create a “No Pet Profile.”
Submitting everything correctly the first time helps avoid delays and allows us to move your application forward faster.
Showings & Leasing
This section explains how property tours and lease agreements work. It helps prospective tenants understand how to schedule showings, what the touring process looks like, and general leasing expectations such as lease terms, policies, and scheduling procedures.
How do I schedule a showing?
To schedule a showing, you must first submit an application. We require an approved application before scheduling any tours.
Once your application has been approved, we will send you a link to schedule your private tour, either in person or virtual.
Are showings self-guided or agent-led?
All showings are agent-led. If you arrive for your scheduled showing and do not see an agent, please contact our office so we can assist you.
Do you offer lease terms shorter than 12 months?
Shorter lease terms may be available depending on the property and time of year. To see if a property allows a lease shorter than 12 months, review the property description. If shorter terms are not mentioned, they are not available for that property.
Current Residents & Maintenance
This section is designed to help current tenants find answers to common questions during their lease. It includes information about maintenance requests, emergency procedures, rent payments, lease responsibilities, and general support resources available to residents.
How do I submit a maintenance request?
Maintenance requests should be submitted through your tenant portal. Click “Submit Maintenance Request,” provide a detailed description of the issue, and include photos if applicable. The more information you provide, the faster we can help.
What should I do in case of a maintenance emergency after hours?
If you have an after-hours emergency, call our office number. You’ll hear a prompt that says, “If this is an emergency, press ___,” which will route your call to our emergency line where a team member will assist you.
An emergency is anything that poses immediate harm to you or the property, such as flooding, sewage backups, or major water leaks. Inconveniences (like a toilet not flushing but not overflowing) are not considered emergencies.
For true emergencies such as fires, always call 911 first.
How do I pay my rent?
Rent can be paid through your tenant portal or by bringing a check or money order to our office. Please note that we do not accept cash payments.
Buying & Financing
This section provides guidance for buyers and investors looking to purchase property. It includes helpful information about financing, loan pre-approvals, and how to prepare for the home buying process.
How do I get pre-approved for a home loan?
The best first step is to work with a real estate agent you trust and ask for lender recommendations. We’re also happy to point you toward lenders we know and trust. In many cases, pre-approval can be completed in as little as 3 days.
How much money do I need to buy a home?
The amount needed depends on the home price and the type of financing you choose. Many buyers are surprised to learn that 20% down is not required. Some loan programs allow buyers to purchase with as little as 3.5% down, and there may even be programs available to help cover that down payment. A lender can help determine what options are best for you.
Should I get pre-approved before starting my home search?
Yes — getting pre-approved is extremely important. Without it, you may not know what price range you actually qualify for, which can lead to disappointment later. Pre-approval also allows you to make offers quickly and confidently. Many sellers will not accept offers without a pre-approval letter, as it confirms your ability to secure financing and keeps the transaction moving smoothly.
